Guest Investor Visa
Entitles you to stay in Hungary for more than ninety days and multiple entries within one hundred and eighty days, and to apply for a guest investor residence permit.
Who can get a guest investor visa?
a.) Whose entry and stay are of national economic interest in view of their investments in Hungary
b.) Has fulfilled the following:
• is entitled to a valid travel document,
• has the necessary permit for return or onward travel
• proves the purpose of their entry and stay
• ensures their accommodation and subsistence for the entire day of their stay, as well as financial security covering the costs of their departure,
• is provided with a full range of healthcare services, or knows the costs of healthcare services,
• is not subject to expulsion or a ban on entry and stay, and their entry or stay does not endanger the public order, public security, national security or public health interests of Hungary,
• is not subject to an SIS alert. (SIS alert: Not banned from entering or not prohibited by a Schengen State
Duration: Maximum two years.
c.) Anyone who declares that they have one of the following investments or plans to do so, that they have an amount of legal origin corresponding to this, which must be available in the territory of Hungary or be transferable and undertakes to implement the investment within 3 months of entering the territory of Hungary.
The applicant must meet at least one of the three conditions:
must purchase at least 250 thousand euros worth of investment certificates of a real estate fund,
must acquire ownership rights in an unencumbered Hungarian property for five years worth at least 500 thousand euros,
must support a college or university maintained by a "public-interest asset management foundation performing a public task" with a value of at least one million euros.
In Hungary, the program is open to citizens of any nationality – including Russians, Belarusians and Iranians. It differs from the Portuguese one in that the applicant does not have to spend a single day in Hungary.
Detailed rules for real estate fund-type investments
a.) The investor must hold the investment certificate for at least five years
b.) The investment certificate must have at least 40% of its net asset value invested in residential real estate in Hungary and the real estate fund manager must have at least a simplified site security certificate.
Purchase of residential property
a.) Simultaneously with the acquisition of the residential property, a prohibition on alienation and encumbrance must be registered in the real estate register for a period of 5 years from the date of conclusion of the purchase and sale contract
b.) Residential property may be owned exclusively by a third-country national or by a third-country national and his/her spouse or child for five years.
Guest investor permit
1. With this type of residence permit, the investor may operate as a sole proprietor or as a managing director of a business association. The investor and his/her spouse/child may also undertake work without restrictions.
2. A guest investor residence permit may be obtained by anyone who:
a. holds a valid travel document
b. holds the necessary permit for return or onward travel,
c. proves the purpose of his/her entry and stay,
d. holds accommodation or residence in the territory of Hungary
e. is not subject to expulsion or entry and residence ban,
f. is not subject to an SIS alert.
g. holds a valid guest investor visa.
Administrative service fees related to guest investor visa

The validity period of the guest investor permit: maximum ten years, which can be extended by a maximum of ten years.

Similar to the settlement bond, the government will offer foreigners an easy-to-obtain residence permit starting in July, thereby providing fresh money to important domestic business circles. A later decree will be able to name the intermediary companies, which can expect huge profits even now. It's moving for now, January 1, 2025-
however, it is suspected that the reloaded settlement program will actually start. Foreigners who buy real estate in Hungary can get a residence permit for up to 10+10 years - the government is offering a revised version of the settlement bond to third-country nationals, primarily Chinese citizens.
By purchasing a settlement bond, a citizen of a non-EU member state can obtain a Schengen residence permit and, after six months, a settlement permit, with which they can travel freely and establish a company in the Schengen zone. The validity of the latter is indefinite and lasts for life,
furthermore, family members can obtain authorization for the purpose of family reunification. The term of the bond is 5 years, which is bought back by the Hungarian State in a lump sum at the original nominal value. The distributors of the settlement government bond were created exclusively for this purpose, mostly based in foreign, offshore countries.
The right to trade was acquired based on an individual decision of the Economic Committee. Their profit consisted of two parts: the brokerage fee and the difference between buying the bond at a discount and paying it at par. Several Budapest and foreign companies were also present on the market as secondary distributors.
