You may need a legal expert opinion in the following cases:

  • for the registration of easement rights
  • in matters related to expropriation
  • in cases due to loss of view, loss of privacy, loss of value, high voltage line, mobile tower
  • in neighbor law suits
  • termination of undivided common property, so-called in case of "sub-deposit".
  • in case of divorce, termination of common marital property
  • prior to the sale or purchase of real estate

In the case of private customers, a judicial expert opinion is typically drawn up on the following properties:

  • condominium apartments
  • family houses
  • semi-detached houses
  • plots of land
  • resorts
  • agricultural land, arable land, lawn properties

The process of preparing the expert opinion is as follows:

If you contact our company, we will ask for some information about the property to be appraised, the available documents and permits, as well as the purpose for which you need the expert opinion.

Before preparing the expert opinion, we provide a price offer. The offer also includes the commitment price and the deadline.

The remuneration for preparing a judicial expert opinion is independent of the value of the property, the commitment price depends on the work to be performed.

After the acceptance of the offer and the assignment, an on-site inspection of the property will take place. The necessary documents are usually handed over during the on-site inspection.

A detailed consultation is possible during the inspection.

After completing the on-site inspection, we prepare our expert opinion after collecting the available information and the necessary consultations.

If our expert opinion is also used in a lawsuit, we will also stand before the Court for the content of our expert opinion.

In some cases, we recommend that you find a notary and have a forensic expert appointed in a non-litigation procedure before a notary.

Documents generally required for the preparation of the expert opinion:
  • property sheet
  • map copy
  • site plan
  • floor plans per level
  • art description
  • construction and occupancy permit
  • in the case of a condominium, a condominium foundation document
